What does a first consultation involve?
Our initial consultation (free of charge) is a 60-minute conversation — either at your home or our Shoreditch studio — to understand your project, your brief, and your budget. We'll give you an honest assessment of what's achievable and what the process looks like before any commitment is made.
How do your fees work?
We charge a percentage of construction cost (typically 12–18% depending on scope and project size), fixed-fee for specific stages, or a hybrid. We'll agree the fee structure at the outset — there are no hidden costs or scope-creep surprises. All fee proposals are clear, itemised, and fixed.
How long does the whole process take?
It varies significantly by project type. A side return extension typically takes 10–14 months from first meeting to completion. A full house redesign is 18–30 months. A new build is 24–36 months. We'll give you a realistic programme at the concept stage so you can plan accordingly.
Do you work outside London?
Yes. We take on projects across the UK and internationally. A significant portion of our work is outside London — particularly in the Cotswolds, Surrey, and the Home Counties. We also work in Dubai and Singapore, typically for UK-based clients with international properties.
Are you RIBA chartered?
Yes. Forma Studio Ltd is a RIBA Chartered Practice. All our lead architects are ARB-registered. We carry full professional indemnity insurance and public liability insurance, and can provide certificates of insurance on request.
Can I just buy one of your digital guides without hiring you?
